Shaghrafa and Kshisha: the new district names
In March 2021 Sharjah's Planning and Survey Department announced new names for the Al Rahmaniya districts: Al Rahmaniya 1 to 4 became Shaghrafa 1 to 4, Al Rahmaniya 5 to 10 became Kshisha 1 to 6, and Muzairah kept its name. Both new names come from the suburb's two big parks.
Portals still sometimes use the old names, so "Al Rahmaniya 2" and "Shaghrafa 2" are the same district. Since 2021 the suburb has also had its own council, formed by Emiri decree.
Parks, shopping and services
In March 2021 Shurooq (the Sharjah Investment and Development Authority) opened the suburb's two parks: Kshisha Park for families, with sports pitches, a jogging and cycling track, a library and a children's theatre, and Shaghrafa Park for women.
The same month the Ruler of Sharjah opened Rahmaniya Mall, a 60,000 sq m centre with a Sharjah Co-operative Society branch, a health centre and a cinema.
In July 2026 the Sharjah Roads and Transport Authority presented the suburb council with proposals for about 12 km of new internal roads, more than 800 street lights and walking paths; these are proposals, not yet announced as approved.
Muzairah: residential and commercial land
Muzairah is one of Al Rahmaniya's districts. In 2022 ASAS Real Estate launched a residential land project there next to Rahmaniya Mall, with plots starting at about 2,600 to 2,800 sq ft and a ground-plus-two-floors permit, so most residential plots offered here are small.
In November 2022 ASAS also launched the "Al Rahmaniyah Commercial Lands", with a ground-plus-two-floors permit, reached from intersections 5 and 6 on Al Dhaid Road. Commercial plots here are usually advertised as "Muzairah Commercial".
Don't confuse Muzairah with Basateen Al Zubair: Basateen Al Zubair is a different area to the north of the Rahmaniya districts, with its own page.
Who can buy in Al Rahmaniya and Muzairah?
Property ownership in Sharjah is mainly limited to UAE and GCC citizens, with exceptions set by law; all nationalities may own freehold, with no time limit, in approved real estate development projects.
When it launched the Muzairah plots, ASAS Real Estate said they were freehold for Arab nationalities. For other property in Al Rahmaniya, it varies from one property to another.
Before you buy, we confirm which type of ownership is open to your nationality for the property you choose; it is made official at registration with the Sharjah Real Estate Registration Department.
