How to choose a plot in Sharjah

Start with what the land is for; everything else follows from it:

Residential plot: to build a villa for your family, mostly in suburbs such as Hoshi and Al Suyoh. Compare the plot size, the width of the road in front, and whether the plot faces one street, two streets or a corner.

Commercial or mixed-use plot: to build shops on the ground floor with flats or offices above. Its value depends mostly on the building permit, meaning how many floors are allowed, usually written in listings as something like G+P+7 (ground, parking level, seven floors).

Industrial plot: for warehouses and workshops, in Sharjah's industrial areas.

The permit shown in each listing is the one the owner states, so check it against the plot's official planning data before you buy. Check the title deed too: is the plot privately owned, or a government grant? The Sharjah government grants residential and investment plots to Emirati citizens in batches, and listings often say which kind a plot is.

Registration and fees

The Sharjah Real Estate Registration Department registers all sales of land and property, and ownership only passes legally once the sale is registered.

As reported in the press from the department's own figures, the registration fee is 4% of the price for buyers who are not UAE or GCC citizens, and 2% for UAE and GCC citizens, sometimes cut temporarily during property exhibitions. Confirm the current fee with the department before you buy.

Commercial land in Sharjah

Commercial and mixed-use plots come up in several parts of the city. One is Muwaileh Commercial, a mixed residential and commercial district with Sheikh Mohammed bin Zayed Road to the north and Maliha Road on its east side; it was Sharjah's top area by number of sales from January to September 2026, according to the Real Estate Registration Department.

Others include Muzairah in the Al Rahmaniya suburb, Al Nud in Al Qasimia near the city centre, and Al Falah in the Al Badie suburb.

When comparing two commercial plots, look at the price per sq ft and the permit together, not separately: a smaller plot with more permitted floors can give you more buildable space.

Industrial land in Sharjah

Sharjah has 18 numbered industrial areas, Industrial Area 1 to Industrial Area 18, plus newer zones such as Al Saja'a Industrial. Industrial property made up about 14% of all sales in the emirate from January to September 2026, according to the Real Estate Registration Department.

Industrial Area 18 lies between Emirates Road (E611) and Sheikh Mohammed bin Zayed Road (E311), with Maliha Road running along it, so alongside industrial plots it also has commercial plots with road frontage, suited to showrooms and offices.

Who may own industrial land differs by project. For ASAS Real Estate's Al Saja'a Industrial project, for example, the developer announced in 2025 freehold for Arab investors and a 100-year usufruct (long-term right of use) for other nationalities with UAE residency.

Who can buy land in Sharjah?

Property ownership in Sharjah is mainly limited to UAE and GCC citizens, with exceptions set by law; all nationalities may own freehold, with no time limit, in approved real estate development projects.

Some projects and plots offer freehold to Arab nationalities, or a usufruct right of up to 100 years to others. This differs from one plot to another, even within the same area.

Before you buy, we confirm the type of ownership open to your nationality for the plot you choose. It is made official at registration with the Sharjah Real Estate Registration Department.
