Where to look for a villa in Sharjah

Modern detached villas are concentrated in the eastern suburbs of Sharjah city, along Maliha Road and near Emirates Road. Each area has its own character:

Hoshi: a villas-only district in the Al Badie suburb on the Dubai border, with many newly built homes and plots mostly between 2,700 and 10,000 sq ft.

Al Suyoh and Al Raqaibah: a large suburb that is still growing, with Suyoh Mall and two big parks opened in 2024, next to Sharjah Mosque and Tilal City.

Al Qarayen: quiet districts numbered 1 to 5 in the Muwaileh suburb, known for big plots (often 15,000 to 20,000 sq ft), parks and being next to University City.

Tilal City: a planned community near Emirates Road with modern villas and buildings.

Villas also come up in areas such as Al Rahmaniya, Al Azra and Basateen Al Zubair. Every area where we have property has its own guide page.

How to choose the right villa

Bedrooms: most modern villas in Sharjah have master bedrooms, meaning each bedroom has its own bathroom. Ask how many master bedrooms there are, not just how many rooms.

Plot size and built-up area: the first is the whole plot, the second is the floor area actually built across all floors. A big plot with a smaller house means a large yard and room for an annex or a pool; a small plot with a big house means more space indoors.

Features: a majlis (formal guest sitting room), maid's room, preparation kitchen, lift, private pool and covered parking. Each listing says which ones the villa has.

Position on the street: a corner villa or one facing two streets, and how close it is to the mosque, school and main road, all affect both the price and daily life.

New or older: a new villa is ready with modern finishes; an older one may sit on a bigger plot for less per square foot. Weigh the age and condition against the price.

Who can buy a villa in Sharjah?

Property ownership in Sharjah is mainly limited to UAE and GCC citizens, with exceptions set by law; all nationalities may own freehold, with no time limit, in approved real estate development projects.

Some projects and villas offer freehold to Arab nationalities, or a usufruct right of up to 100 years to others, and some villas are for UAE and GCC citizens only, so don't assume every villa in one area follows the same rule.

Before you buy, we confirm the type of ownership open to your nationality for the villa you choose. It is made official at registration with the Sharjah Real Estate Registration Department.

Frequently asked questions

How much is a villa in Sharjah?

It depends on the area, plot and built-up size and the finish. The price range at the top of this page is calculated from the villas we list right now, and each villa's price is in its listing.

Can Arab expats buy a freehold villa in Sharjah?

Some projects and villas offer freehold to Arab nationalities, but it varies from villa to villa. Tell us your nationality and we will confirm what is open to you for each villa before you buy.

What is the difference between plot size and built-up area?

Plot size is the whole piece of land; built-up area is the total floor area of the house across its floors. Our villa listings give both.

I want a villa with a pool and five master bedrooms. Do you have one?

Pools and master bedrooms are stated in each listing's title and description. If nothing fits, send your requirements and budget through Property on Demand and we will look for it.

Do I deal with the owner directly?

We represent the owner in the sale: we arrange the viewing, negotiate with the owner and follow the paperwork with you through to registration.

What is the registration fee for a villa in Sharjah?

As reported from the Real Estate Registration Department: 4% of the price for buyers who are not UAE or GCC citizens and 2% for citizens. Confirm the current fee with the department.
