Basateen Al Zubair or Al Dibdibah?
In January 2024 the Ruler of Sharjah approved new administrative divisions for the Mohazzab and Zubair suburbs, splitting the Basateen Al Zubair area into Al Dibdibah North and Al Dibdibah South. So listings use both names: "Basateen Al Zubair" and "Al Dibdibah South" or "North".
Don't confuse it with Muzairah: Muzairah is a different district in the Al Rahmaniya suburb, south of the Rahmaniya districts, sold by ASAS as a separate project. Basateen Al Zubair lies to their north.
Location, roads and services
The area sits next to the Al Rahmaniya suburb and, according to ASAS Real Estate, has a direct entrance from Emirates Road via a service road. Emirates Road leads north to Ajman, Umm Al Quwain and Ras Al Khaimah, and south to Dubai.
The nearest large services are in neighbouring Al Rahmaniya: Rahmaniya Mall, opened by the Ruler of Sharjah in March 2021, with a Sharjah Co-operative Society branch, a health centre and a cinema, and the Kashisha family park and Shaghrafa ladies' park.
Plots and villas
ASAS sold plots of 4,800 to 13,000 sq ft with a permit for ground plus two floors (G+2). Modern villas are being built on them now, up to the height the permit allows, alongside plots that are still empty.
In September 2026 ASAS announced infrastructure works on 11 land projects in Sharjah, including "Al Dabdabah South" and "Al Dabdabah North", covering internal roads, electricity, water, telecoms and lighting. So ask about the services on the specific plot before you buy.
Who can buy in Basateen Al Zubair?
Property ownership in Sharjah is mainly limited to UAE and GCC citizens, with exceptions set by law; all nationalities may own freehold, with no time limit, in approved real estate development projects.
