Villas and plot sizes

Al Yash is a villa district: most homes are two-storey villas with 3 to 6 bedrooms, usually with a maid's room and covered parking.

Most villa plots here are roughly 5,000 to 17,000 sq ft, so a plot far larger than that is unusual in Al Yash, and suits a buyer who wants to build a spacious villa with a big garden and plenty of privacy.

Parks and services

Al Yash Park is the district's public park; it hosted the Sharjah Culture and People Festival in March 2022, together with Sharjah City Municipality.

The Wasit Wetland Centre is nearby: opened in 2015 on 86 hectares, listed in 2019 as a Ramsar wetland of international importance, and run by the Environment and Protected Areas Authority.

The district has Al Tawhid Mosque, and several private schools, including Sharjah American International School, are a short drive away. Most residents get around by car.
