Where is Al Tai?
Al Tai sits where Emirates Road (E611) crosses Maliha Road, the road towards Kalba. Al Suyoh is next door, and some property portals file Al Tai under Al Suyoh.
Sharjah Mosque, also called Sharjah Grand Mosque, stands at this crossing. Opened in 2019 with room for about 25,000 worshippers, it is the area's best-known landmark.
Al Tai East and Al Tai West
Property portals use "Al Tai East" and "Al Tai West" to divide the area, but they are not official district names, so go by where the property actually is on the map rather than the label.
New residential communities by different developers are being built in Al Tai West and Al Tai East, with handovers still some years away.
Nasma Residences and Al Tai land
The largest finished community in Al Tai is Arada's Nasma Residences, launched in 2017, with 1,117 townhouses and villas of up to five bedrooms according to the developer; its final phase was handed over in June 2022.
In 2021 ASAS Real Estate launched the Al Tai residential and commercial lands along the main frontage of Maliha Road opposite Al Suyoh, with a ground-plus-two-floors permit, and says all its residential plots have been sold. So the plots and buildings offered on this frontage today are resales by their owners.
Who can buy in Al Tai?
Property ownership in Sharjah is mainly limited to UAE and GCC citizens, with exceptions set by law. All nationalities may own freehold, with no time limit, in approved real estate development projects.
Some projects and plots offer freehold to Arab nationalities, or a usufruct right of up to 100 years to others. This differs from one property to another, even within Al Tai.
Before you buy, we confirm the type of ownership open to your nationality for the property you choose. It is made official at registration with the Sharjah Real Estate Registration Department.
