Al Suyoh, Al Raqaibah and Al Mourada: what is the difference?
Al Suyoh is the name of the whole suburb. Al Raqaibah and Al Mourada are the names of its districts since a renaming announced by Sharjah's Planning and Survey Department in March 2021: Al Suyoh 1 to 8 became Al Raqaibah 1 to 8, and Al Suyoh 9 to 16 became Al Mourada 1 to 8.
The old names are still everywhere. Property portals file many villas under "Al Suyoh 7", and 2026 reports on the Sheikh Zayed Housing Programme still say "Suyoh 16". So a villa listed in "Al Raqaibah 7" and one in "Al Suyoh 7" are in the same district. You will also see Al Raqaibah spelled Al Rugaiba or Al Riqaibah.
Where is Al Suyoh?
Al Suyoh sits close to the Dubai border and Dubai's Al Khawaneej district, with Al Qarayen and Al Noaf among its neighbours on the Sharjah side. Emirates Road (E611) and Maliha Road are both close by, giving quick routes to Dubai and to central Sharjah.
At the junction of Emirates Road and Maliha Road, in neighbouring Al Tai, stands Sharjah Mosque, often called Sharjah Grand Mosque. It opened in 2019 and holds about 25,000 worshippers. Tilal City and Arada's Masaar community are also next door.
There is no public transport inside the suburb, so you will need a car.
Parks, shopping and schools
In December 2023 the Ruler of Sharjah opened Suyoh Mall on Maliha Road: the community market of the Sharjah Co-operative Society, with more than 50 shops.
Two large parks were completed in December 2024. Al Suyoh Families Park in Al Raqaibah 6 covers 123,000 sq m, with an artificial lake, an open-air theatre and football, basketball and padel courts. Al Suyoh Ladies Park in Al Raqaibah 4 covers 151,000 sq m and has a 1,360 m jogging track.
Rashmor American School opened in the suburb in November 2025, taking pupils from pre-K to Grade 7.
What is being built in Al Suyoh?
Al Suyoh is mostly detached villas, and building is still going on in the newer districts, so you will find finished villas alongside plots for buyers who want to build their own.
The suburb also has a government housing project: the Sheikh Zayed Housing Programme's Suyoh 16 district, 818 homes, with the last batch handed over in May 2026. Because Al Suyoh mixes government housing with privately owned plots, we explain what kind of plot or villa each one is before you buy.
On Maliha Road near Al Suyoh, ASAS Real Estate is developing its Al Belaida land project, where road works started in 2024.
Who can buy in Al Suyoh?
