How to assess a building for sale
Gross yield is the yearly rent divided by the price. As an illustration: a building priced at AED 10 million that earns AED 800,000 a year has a gross yield of 8%. Then subtract running costs such as maintenance, services and empty units to get the net yield.
Tell current income apart from expected income. Current income is backed by valid, attested leases; expected income is an estimate of what the units could rent for. Ask for the rent roll and copies of the leases before you buy.
Also compare the building's age, number of floors, mix of units (studios, one-bedroom flats, shops), whether it has a lift, and how many streets it faces: shops on a main road usually rent for more than flats.
Sharjah's rent law: what a buyer needs to know
In September 2024 Sharjah issued Law No. 5 of 2024 on Real Estate Leasing, replacing the previous rent law. What matters most to an investor:
Rent cannot be raised during the first three years of a tenancy unless both sides agree. After that, increases follow the fair market rent under the law's executive regulations.
A landlord cannot seek to evict a tenant within 3 years of a residential lease or 5 years of a commercial lease, except on grounds the law lists, such as unpaid rent.
Leases must be attested by Sharjah Municipality within 15 days; an attested lease is the one government bodies accept.
This is a general summary, not legal advice: check the law itself or ask a specialist before you decide.
Buying a building with tenants in it
Selling a building does not end its leases: the new owner takes over the previous owner's rights and duties, and can raise rent or seek eviction only as the law allows.
So work out the yield on the current rents in the leases, not on a rent you hope to reach after buying.
Where investment buildings come up in Sharjah
Muwaileh Commercial is one of the busiest sales areas in Sharjah: it was the top area by number of sales from January to September 2026, according to the Real Estate Registration Department, and mixes residential buildings with shops.
Tilal City is a mixed-use community near Emirates Road where new residential buildings are going up. Each area where we have buildings for sale has its own guide page.
Who can buy a building in Sharjah?
Property ownership in Sharjah is mainly limited to UAE and GCC citizens, with exceptions set by law; all nationalities may own freehold, with no time limit, in approved real estate development projects.
Some projects and properties offer freehold to Arab nationalities, or a usufruct right of up to 100 years to others. This differs from one property to another, and some buildings are for UAE and GCC citizens only.
Before you buy, we confirm the type of ownership open to your nationality for the building you choose. It is made official at registration with the Sharjah Real Estate Registration Department.
Frequently asked questions
How do I work out the yield on a building?
Divide the yearly rent by the price for the gross yield, then subtract maintenance, services and empty units for the net yield.
How often can rent be increased in Sharjah?
Under Law No. 5 of 2024, not during the first three years of a tenancy unless both sides agree; after that, in line with fair market rent under the executive regulations.
If I buy a tenanted building, can I raise the rent or remove tenants?
Leases continue after a sale and the new owner steps into the previous owner's place, so rent rises and evictions are possible only as the law allows.
Who can buy a building in Sharjah?
