Where is Tilal City?

Tilal City sits on Emirates Road (E611) near the Al Dhaid interchange, and property portals place it in the Juwaiza suburb. Its neighbours include Al Suyoh, Al Tai and Arada's Masaar community, and Sharjah Mosque is a short drive away.

The developer says the Dubai border is about 2 km from the project, and names Khor Fakkan Road as one of its main access routes.

How Tilal City is planned

The city covers about 25 million sq ft and is planned for about 65,000 residents. The developer says 48% of the area is set aside for parks, education and community facilities, and that the infrastructure is complete, including its own power station, water, sewerage and gas networks.

Each zone has building rules set by the developer. Villa zones such as Almass Villas and Naseem Villas allow ground plus one floor (G+1) on plots of roughly 2,500 to 8,500 sq ft. Building zones such as Shams, Areej and Naseem Residence allow ground plus 3 or 4 floors, and in some cases ground, parking and five floors (G+P+5), on plots of roughly 5,500 to 28,000 sq ft.

So before buying a plot in Tilal City, check which zone it is in and what its building permit allows.

Living and schools in Tilal City

According to the developer, owners who built to live started moving in from 2020 and flats in finished buildings began to be let, while construction continues in other zones.

In September 2024 the Ruler of Sharjah opened Victoria International School Sharjah (Tilal), built for about 1,000 pupils from early years to primary, on land the developer allocated to the school. The masterplan also sets aside plots for mosques, nurseries and more schools.

Investing in Tilal City

The Tilal area appears among the most active areas in the Sharjah Real Estate Registration Department's monthly figures: in July 2025 it ranked first in Sharjah city by value of sales, at about AED 467.9 million.

Investment options here include a new residential building with flats to let, or a plot in a building zone to develop your own. When comparing, check the zone and its permit, the construction status and completion date for a new building, and the mix of flats.

Who can buy in Tilal City?

Property ownership in Sharjah is mainly limited to UAE and GCC citizens, with exceptions set by law; all nationalities may own freehold, with no time limit, in approved real estate development projects.

Tilal Properties states on its website today that plots in Tilal City are freehold for all nationalities. Until the end of 2022 the same site said freehold for Emiratis and Arab nationals, with a 100-year usufruct (long-term right of use) for others.
