Where is Hoshi?
Hoshi sits in the Al Badie suburb, on the Sharjah side of the border with Dubai. Al Noaf is its neighbour on the Sharjah side and Al Khawaneej on the Dubai side. Some property portals split it into Hoshi 1 and Hoshi 2.
University City Sharjah and Sharjah International Airport are a short drive away, and Sharjah Mosque, the largest mosque in the emirate, stands at the junction of Emirates Road and Maliha Road.
Roads and access
Maliha Road (S116) is the main road into Hoshi. It links the district to Emirates Road (E611) and on to Dubai and the Northern Emirates.
Our office is on the same Maliha Road in the Al Badie suburb, so viewings in Hoshi are easy to arrange.
Public transport inside Hoshi is limited (the nearest bus routes run near Al Noaf), so in practice you need a car.
Homes and services in Hoshi
Hoshi was launched in 2010 as a land development by ASAS Real Estate, the property arm of Sharjah Islamic Bank. In September 2026 ASAS announced new infrastructure works there, covering internal roads, electricity, water and street lighting.
Homes are detached villas only, mostly 3 to 6 bedrooms, many of them newly built, usually with a majlis (a formal sitting room for guests) and a maid's room. Residential plots are also sold, for buyers who want to build their own villa.
The district has mosques, several of them opened since 2020, plus medical centres, pharmacies and grocery stores for residents.
Who can buy in Hoshi?
In Sharjah, property ownership is mainly limited to UAE and GCC citizens, with exceptions set by law, including approved real estate development projects where all nationalities may own freehold.
In Hoshi, many plots and villas are offered with freehold for Arab nationalities, but this is not a rule for every plot, so we check each property individually.
