Where is Muwaileh Commercial?
It sits on the northern edge of the Muwaileh suburb, with direct access from Sheikh Mohammed bin Zayed Road (E311) to the north and Maliha Road along its east side. Sharjah's industrial areas surround it, and University City lies to the south.
City Centre Al Zahia, opened in March 2021, and Arada's Aljada community, launched in 2017, are its neighbours.
Don't confuse it with Al Qarayen: both are in the Muwaileh suburb, but Al Qarayen is villa districts on large plots, while Muwaileh Commercial is buildings, shops and offices.
Services and transport
The area has the Muwaileh Bus Terminal on Maliha Road, with routes inside Sharjah and links to Dubai.
It is surrounded by many private schools with different curricula, and it is home to the University of Sharjah's Sharjah Academy for Astronomy, Space Sciences and Technology, opened in 2015 with a planetarium. Al Thiqa Club for the disabled is on its edge.
On the other hand, it has few parks or open spaces, and since 2019 parking on "The Boulevard" has been paid, by decision of Sharjah Municipality. So ask about the building's own parking before you buy.
Buying a building or land in Muwaileh Commercial
According to Real Estate Registration Department figures reported in the press, Muwaileh Commercial was Sharjah's top area by number of sales from January to September 2026: 3,440 sales worth AED 3.9 billion. Those figures cover every property type, not only buildings.
When comparing buildings here, look at the number and type of units (studios, one-bedroom flats, shops), the age of the building, the lift and parking, and whether the stated income comes from attested leases or is only expected. For buyers who want to build, ASAS Real Estate sells plots in its Muweilah Commercial Land project of 13,000 to 23,000 sq ft, stating a permit of ground, parking and five floors (G+P+5). Other plots in the area each have their own permit.
Roads and new projects
In February 2025 the Sharjah Roads and Transport Authority widened the main road in the Muwaileh suburb to two lanes each way over 2.5 km, with 330 parking spaces and 3 pedestrian crossings.
Etihad Rail's passenger station in neighbouring University City is due to open on 30 March 2027, according to press reports.
